Mole Valley Masterplans


Client: Mole Valley District Council

Partners: Steer, Chilmark Consulting, Hypha Studios, Next Phase

Status: Completed 2025






AR Urbanism led a multi-disciplinary team of consultants, undertaking two town/village centre strategies and site masterplans for Mole Valley District Council in Surrey. We provided a Masterplan Framework and a Project Bank (including Quick Wins), showing potential high street improvements for Dorking Town Centre and Bookham Village Centre.

These included connections and improvements to railway stations, public realm enhancements and improved pedestrian movement options. All included an increased emphasis on active travel and public transport while dealing with impacts from a major A road (in Dorking) and poor quality pedestrian routes (both centres).



Potential development sites in both town and village were also explored, for residential and mixed-use, to improve the character and attractiveness of the centres and bring positive regeneration impacts to both. Design options and feasibility studies (including costings and viability) were carried out on two of the potential development sites.

Over the ten months of the project, multiple varied engagement activities were undertaken, with a very high level of interaction, including a wide range of stakeholders and community members. Public exhibitions and online consultation generated over 1,200 responses.

The majority of improvement ideas were positively supported, and the final masterplans were approved by Cabinet in April 2025.
